Buying a house in Guam, then moving out to Texas.

Hello, so I am in the navy, currently stationed out here in Guam. My plan was to buy a house out here, live in it for the rest of the time I'm out here (which is a year and a half Aug 2023). Then when I get out, I rent out my home, which to the military is a flat 2205 per month, and aim for a multifamily out in San Antonio Texas, or Pasadena TX. With that, as someone with no experience, what are the little details that I should pay attention to? I plan on using the VA loan to purchase my first home, and than using the conventional loan to buy the property in Texas. Any advice? It seems like a solid plan.
