In the kitchen I will be installing wood cabinets (walnut color) with white countertops. 

I keep most receipts and leases in a filing cabinet, but that is it.My goal is to purchase one more multi family, hold it, and use the equity and cash to break into a 30 unit complex so any suggestions on tools that can scale with me would be great. 

Island countertop is not even connected to cabinet.

I have a 1 page sheet that goes on the inside of a cabinet door in each apartment that has building rules and useful info, like when trash day is, don't store stuff in basement, what the parking policy is, when rent is due and how and where to pay it, maintenance number, office number, utility company number etc.

Shelves, cabinets, and kitchens stink, but doing bedrooms and living room in an empty house should take no more than a weekend.

Those properties are still being sold in the $135-150/ sq ft range; however the nicer versions that have new cabinets, appliances, recessed lighting, etc. are being sold in the $150-175+/sq ft range.

It was stupid stuff anyway, I was told to replace kitchen cabinets no permit was needed, but was to hang a cab in a new location.

I tried to politely tell her this, but she insisted that they had just put in new cabinets about 10 years ago and had a screened in back porch, and they just put on a new roof, etc. and of course it would sell for that much.

If some requested aspect is detrimental to general market demands the entire cost should be paid and, in addition, an amount necessary to bring that aspect back to market demands.For example, kitchen cabinets made to ADHA standards for a wheel chair won't be generally marketable.
