Hi Jorge - I cant answer most of your questions but I have managed properties in the city of Philadelphia and it is its own realm in regard to the requirements and regulations. 

I am familiar with the step-up rate, and I honestly think she will be selling for very little if any more than what it's currently worth when she took possession of it this year.

Initially I had thought that this company only does property management, but as it turns out they help the investor from A to Z, when it comes to finding appropriate agents, lenders, contractors, handymen, managing rehabs, management, providing advice on the best investment strategy, etc. 

My wife and I got to Fi pretty fast leveraging the strategy.   

Heather and I have been in real estate for almost 20 years, but not as investors.

The wholesaler also has an internal property management team that I'm using.

Yes I did a lot of various scenarios to understand the risk and I do agree AirDNA is not 100% so I also added more conservative data.
