As mentioned, it should be illegal for someone to be unlawfully in a home, but it seems the law is on their side, and many of them know it, and how to game the system.

I'm not sure about having to store someone's stuff after unlawful detainer but will ask our PM next time I see her.Below is the website for the local court, it talks about the process and required forms, timeframes, etc.

None of my tenants has said they didn't receive it.I think the problem with sending it certified with a return receipt is most of the mail which is delivered by the USPS, deliver during the day when most people are at work.If my tenant doesn't respond to the pay or quit and I go to court to file the paperwork for summons for unlawful detainer, I have to raise my hand and swear that all notices were delivered to the tenant in accordance with the law.

Check your local laws regarding tenancy...... if she has been in there for quite awhile, the law in your state may still consider her a tenant even if not on the lease.....Start the eviction....get that ball rolling......and call the police for an unlawful squatter
