Was something mitigating the noise at that time that you could use now?

Are you all local to the area or are you still in Ohio? 

This year I made it a goal to purchase my first property and my hope is that with the help of this community, I can make that goal a reality.

.: This will be boring - I don't do anything "fancy" or "innovative" or "guru like" that is half baked false hoods.The first thing I look for are people who want/need to sell quickly.

The FEMA 50% rule does come into play, but we do a lot of ground-up construction, so some investors that do have some new build/heavy rehab experience are tearing down and building back to current codes.

THEN 1031 it into another rehab that costs more than what you are selling the old one for.

But my suggestion for future listings.Look at days on market in the area that you are going to list.

Some suburban neighbrohoods are closer to the property than other areas of the city.

If they tenant is $300 below market, that's costing you $3,600 a year.

How do you provide that?
