Aside from building trust and relationships, knowing what your investors are looking for and generating leads....I think the most important thing is getting your number right.

I think you are doing some things that are not required.You didn't need the LLC to start off with.You don't need to build a websiteYou mentioned needing to work on your credit score.

So the answer is no, it does not need a closet to be considered a bedroom per the international building code.  

Would you suggest subdividing the property, building a single house, or building multiple cottages/ tiny homes?

This is part of the impetus to get started now that plus likely qualifying for financing easier with my current income. 

What our clients generally do is take the average gas billing for the year while occupied. give themselves a little wiggle room,  and build it into the rent as a flat rate, similar to water or electric with a single entrance. 

Have to start from scratch on reviews/super host status.
