One thought was to replace to large commercial tenant with a company that had a similar profile.

Main reason why I am a little skeptical is because I have had experience with companies that offer to find a "best lender" similar to bankrate.

Adding and making better could sell or rent faster, but it won't get you more than what the market ARV and rent is set at from other similar comps in the area....and your Interior Design background will help, if you you it mostly as an understanding of cost. 

Start by asking what the numbers look like. then ask yourself, do you and your aunt see things similarly or do you have very different ideas on the property?
