I settled on Bedford because it's also one of the few Cleveland suburbs which is C/B- class for good genuine reasons (the people here just aren't rich), rather than reasons like crime or poverty.

There's no real reason to settle unless you know you have to.

But the numbers definitely dont make sense if you are trying to get some cashflow.So, I settled with a B class.

If you find that the property is held by a trust, usually probate is not needed to settle a trust. 

Unless you have a strict maintenance schedule I wouldn't settle for anything but top quality products.

As long as it is a cash flowing property that doesn't have too many problems(plumbing issues, a major foundation issue(all houses settle over time, but some house are built on very poor soil), and as long as you don't have issues finding new renters(takes months and months).
