They are super easy to refinish if needed.

Since 2006, I replaced all three bathrooms in the house, refinished the hardwoods, rugs, hot water heater, air conditioner, added pavers in the rear patio, replaced all windows and the list goes on and on as I’m sure everyone can imagine.

Our college rental we have a vinyl product in the basement /rec area, hardwood in the living/dining area with area carpet (cheap) over it, bedroom carpet or tile.If you have hardwood as a base anywhere I would keep and refinish.

I have a property manager lined up, already manages my townhome.Doesn't look like it needs much work, maybe refinish the hardwood floors and stain the back deck.

I have my B.A. in Studio Art and have some 'woodworking' experience - my favorite is refinishing floors and/or any wood detailing.

In that case, once the eviction was complete, we stripped the damaged carpets, had the hardwood floors refinished, changed the blinds, changed the light fixtures and added ceiling fans, and had the unit repainted by a professional.

My CapEx is pretty minimal because everything is basically brand new (furnace, water heater, granite, appliances, refinished hard wood, 2 new bathrooms....

I still have a lot to do including exterior paint, replacing the roof, and refinishing what is now the laundry room but will be a third bedroom after I put a closet in it.
