Are there any judgment enforcers/private investigators in MA that you guys tried working with?  

I plan on keeping my corporate job and invest on the side so the main reason for licensure was for access to the MLS and being able to investigate listed properties on my own and of course, market and sell my own properties.

So, I revisited the Matrix and really investigated this joint venture/mentor/student thing.

Find/Hire a Team full of members who are professionals that can do what you don't like.The preliminary Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contracors, and Handymen.  

I would also talk to your Title Rep and go over the Preliminary Title Report to make sure that the person who is selling is actually the owner.

FHA loans tend to air on the side of caution when it comes to down payments and they will investigate where the money came from, and the money cannot be tied up into a loan that you will have to pay back or you will be denied for the loan.

Skip tracing provides nothing, neighbors say they know nothing, even the private investigator is having trouble locating information on them.

A letter that has a somewhat realistic number shows that you at least know something about the property and have done preliminary research.Thanks guys!
