Hi everyone! So, I'm hoping to start my wholesale campaign in Beaumont, TX in October.
What types of sellers have you found to be most motivated and why? What companies have the best lists or direct mail services and why? What phone services(and phones) would you suggest? What are some mistakes you've made, and what did you learn from those experiences?
I really appreciate any suggestions you might have! Thanks!

Hello and welcome to BP!  You are in a good place.  I have no experience in that but I have met with many people and my experianced with that.  I have not sold any investment properties yet but I stiill have a bunch to say.  I am almost 60 years old and have a bit to say to you.  Honesty is your best trait in sales.  Just be upfront and be honest about what you do. Some people will like that and some will not.  You just have to expect both and do not worry about that. 

Do not try so hard and try not to expect negative things to happen.  I have heard more than once that mistakes and have fear.  Learn from your mistakes and turn any fear into something positive.  Do not fear them because that will happen.  Learn from your mistakes.  Do not give up and be persistent.  Do not try to do everything yourself.  Find/Hire a Team full of members who are professionals that can do what you don't like.

The preliminary Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contracors, and Handymen.  They are usually worth every penny they charge.  Just focus on positive income things.  Hire out everything you do not like.  I have most of my experience in construction and real estate.  Good luck to you!r
