There is more to a loan package than a mortgage and note (such as personal guarantees, assignments of rents, enviro indemnifications, etc. etc.). 

Where the materials are great, but the workmanship in putting it all together then becomes more important (because the materials are already a non-worry element). 

If your business needed to ship a package, would you hire FedEx as an employee or pay the fee they quote you for the shipment and log the receipt?

The properties came in a package deal although I only intend to keep one of the two.

Also, after making the deal, what are some other elements I need to take into consideration to be prepared?

One package expires 7/18 and the other expires 7/27.

@Alex Clark you don't have to be there to buy - can either sign remotely or they overnight package to you to take to notary to sign and send back.Selling - you can give someone power of attorney.As others have posted, there's a lot of risk investing OOS.
