I invest out of state in multiple states, but I can absorb the risk. I also invest primarily locally.

As mentioned, you don't have to be present for closing usually nowadays.  Of course, it'd be good to double check.

it's probably possible not to be there... but why would you want that?  if you're going to be buying a major investment, it's worth it to go there in person.

a lot of investors who bought houses sight unseen regretted it later... you want to see the house, be there for the inspection, meet your team, etc.

why not 'invest' in that way?

@Alex Clark - I invest exclusively out of state and did that from my very first deal.  No, you do not need to be there in person.  They will either send you a an eSign or they will send a notary to your house and you sign in front of them.

Alot of the other advice has merit but there are way to take care of all those things remotely if you put the systems in place.
