Essentially you’re taking a gamble new tenants can and will pay beyond move in cost.

Yes, I am kidding.I might have my stories mixed up but I heard the CEO of AirBNB or some new company saved his tanking business by gambling their last couple thousand and winning big.

The issue goes both ways and it truly is a gamble--parties post foreclosure generally don't have good credit to redeem--BUT the former fee title owner with only redemption rights sells their redemption rights to a purchaser/third party which redeems and becomes the fee title owner. 

And if you send the emails from an offshore company you can really put whatever you want in them.

Either self-manage like many on here do, or hire an inexpensive offshore PM who works US hours & speaks eloquent English (that’s what I do).

Don’t get me wrong, a lot of people win and do well playing the appreciation game but it is my opinion that we are at or near the top of the market so I personally wouldn’t gamble on continued appreciation for the win.

Its more work but higher revenue & the work can be easily outsourced once you put the right systems in place.I hire inexpensive offshore PMs who works US hours & speak eloquent English. 

In today market going for the KILLER DEAL is a gamble.
