I’m looking to send out an advertisement to realtors in the area. Is it legal in Ontario to send one out without them signing up for it? I will put an unsubscribe option. Also, what's the best site to send email advertisements on?

Since Realtors are a business and their emails are public knowledge for most.  You will not have any legal issues.  And putting an unsubscribe option is excellent courtesy.

And you can find the active Realtor emails on realtor.ca

What do you want to market to them - perhaps I can help.
