Flooring: A lighter or mid gray lvp to compliment (~$3 sq ft material) Cabinets: White shaker style (Lowes/Home Depot, Readily Available with little lead time) Countertops: White Quartz with black veining to match black matte finishes if the return on investment is there or just a nicer laminate (calacatta marble natural stone look)Finishes: Black matte for a modern look or the classic brushed nickel.

For example: being able to turn a mid term rental --> traditional long term rental if needed or vice versa, without losing significant cash flow.

Arbitrage for mid term rentals seems like a terrible business.

I invest in mid to upper-income areas where good credit scores and high earners aren't hard to find. 

We always start clean at the beginning of the month unless there is a real need to start mid-month.You will have to use the leases that are in place and can transition the tenants to your leases as each lease expires.

I got pre approved for DSCR From 2 different lenders but they're both mid 7's in interest.

Furnished mid and short term rentals will cash flow if managed correctly and you find the right location and property size.
