Before the booms
Hi all. My partner and I have bought a few homes now. Flipped one, fixing two other up right now.
context of our experience- we bought our first home in Bozeman Montana. We lucked out big time. Bought on the heels of covid. Yellowstone show was taking off. A couple big-time development projects has recently gone underway (expansions of hyper-wealthy member clubs)
we're looking to expand into a couple new markets, but we are entirely open to other locations.
So I guess my questions are...
1-is there a hands-down, by-the-numbers, best location in the US to invest in 2025? Strong mid-long term rentals, with a reasonable flip option?
2- are there specific markets to look for if one is looking to get into a pre-boom market? Somewhere you might take a loss for a year or two, but has strong 5-10 year potential. Do I have to rub elbows with Elon to get insider development info?
is there a particular formula that takes all manner of factors, (employment growth, corporation development news, barrier to entry, rental rates, wage growth, etc) into account and spits out an "invest in city X" answer?
