Yeah, you can find an amazing lot and go nuts building some super spec home that will sell for an outrageous price, but the average house in SoCal is a tract house and those have a ceiling on value both on retail sales price and rental income.

I don't know because I paid the $350 and $129 fee to register the house just to get them off my back.Yes, there are LOTS of seniors out there, but they stick to the plethora of mobile home parks and absurdly cheap seniors only housing tracts.

@Joselyne MuszynskiI can tell you right now that $1000 in rent won't even cover PITI (principal, interest, taxes, and insurance) on a $195k purchase that's financed any which way ... so that pretty much cuts investors out completely.I think your best best is going to be drilling in on the owner-occupied home buyer types that would love a huge workshop on a large tract on land on the lake shore.Is there a considerable inventory of similar homes for sale in the area?
