@Matt BYes, for you to sell, transfer or gift the existing LLC from yourself to the IRA would be self-dealing and create a prohibited transaction.The IRA owned LLC is specialized in nature and needs to be configured to meet the compliance requirements of your IRA custodian.

If they are on a single parcel and depending on the configuration, a lot line adjustment may be a value add opportunity provided there is a large enough spread between residential and commercial properties.

I'm vested in MFU's and I'll give you my take.SFR & MFU appreciate differentlyexpenses are comparable but the MFU has more doors hence more GSI & NOIOn (1), the SFR 'competes' via comps with others in the community of like configurations (2/1, 3/1, 3/2) and is dependent upon the community economy.
