$100k Cash - Now What? Seeking suggestions on greatest cash flow

What would you do if you had 100k? I have some ideas, but would like to expand my 

reference outside my own thinking to that of those that maybe have been further

down the road in real estate here on BiggerPockets and share what they would do with 100k. 

1.) The goal is to achieve the greatest amount of cashflow from the $

2.) Be able to get money back at some point (sooner is always better than later)

3.) Minimize taxable income

Looking forward to hearing and consider all ideas and suggestions.

Student housing. New construction if possible. ROI in 3 to 4 years of consistent rentals. -Ron
