I would suggest before purchasing any rental property, you focus on reading up on Maryland Landlord/Tenant Laws, possibly attend a few rent court cases in the city/county that you are considering purchasing a property in and perhaps even find a mentor/coach that has a lot of experience in that area.  

@Jorge Rios I love NW Arkansas, I went to school in Siloam Springs (most people won't be able to appreciate that, but I know you will :)) and my brother actually lived in Centerton for 4 years while he was a basketball coach @ Bentonville High School.

I also hired a coach to help me through and I'm excited to do my first deal! 

I went to a real estate conference and the guru showed us his 1099 and he was making over half his income from selling courses and coaching lol!

This is not to say that some smaller companies won't have these things in place but more often than not the larger company will have dedicated staff members that can assist with business planning, accountability, coaching, social media and more than likely a broker in charge who does not sell but is there to manage the agents and the office.Keller Williams has some great programs worth looking into.

Where can I go to speak with a coach or mentor 

Building a porfolio large enough to work when you want, dropping your kids off at school, going on field trips,not missing a single christmas concert or sporting event, kids never seeing daycare, volunteering,coaching, being able to make donations to charities of my choice..

I should be able to get it down to 10% of rents collected with a professional management company; however, I'm assuming since this is my first property there will be some headaches with coaching them how I'd like to approach ongoing communications, repairs, etc.

Although that product is great for follow up and wholesaling, we are looking for a workspace designed to also manage rehab projects and rentals, as well as a better place to keep track of our private lenders/coaching clients/agents etc.
