sorry for the short answer. i was on my tablet and since it's hard to type, just wanted to bump the thread and follow up.for a gutted home this budget is way too low. this is a large home and it will cost you more than 50k to provide and finish it. the margins are not there either. if it had a higher ARV, then you'd be ok.but that's a lot of money just to end up keeping the home to rent it. just think about it. you'd be spending 60k of your own money to get max 250 per month back. it would take you 20 years to get your initial investment (assuming you spend 60k). that's way too long. and that does not account for any repairs you have to make along the way.

Agreed with @Raymond Temprano -- it is definitely situational/Here in Colorado, especially in the Denver area, it's not uncommon to see settling in the soil because of the bentonite clay.
