Roof replacement cost - Los Angeles

I have a property in South LA that has reported roof leaks. I’ve sent 3 companies so far to inspect the roof for repair and all 3 have informed me it is unrepairable and must be replaced completely.

My question is approx how much would it cost for a roof to be replaced? I’m getting some estimates that are pretty far off and I’d like to see if anyone else can give me an idea of what to expect and if these #s are close or if I’m getting ripped off.

Also if you have any roofer recommendations who provide quality work and are reasonably priced, please send them my way!

2) $10k

3) $9.3k

It really depends on a lot of things.  

Is the old roof shingles, wood shingles, clay or cement? Dump fees are high if the material is very heavy or if it may have asbestos. 

What type of roof is being put on?  I have been going with the lifetime guarantee from a contractor that is approved by the manufacturer.  Never replacing a roof sounds good to me.  But its cheaper to get a 15 year roof.  And cheaper to hire a roofer who is not approved by the manufacturer.

Is the plywood under the roof in good condition or do sheets need to be replaced?  Some roofers will give a price to replace the roof then add on for each sheet of wood they replace at crazy prices like $75 a sheet.  Other estimates will include replacing the wood.  

Make sure your estimates are comparable--same material, repair to any wood under the existing roof if needed, removal of old roof, etc.

Also, sometimes folks are cheaper because they are not licensed, insured and bonded.

I am in TN and have paid from $6400 for a simple roof over a box type house of less than 2000 sq ft to $18,000 for a Victorian house.
