Where is the estate planner when you need him/her?

If finance were easy, there probably wouldn't be independent financial planners. :)    

For anyone doing any real volume of flipping (more than 1-2 per year, or even just 1 big dollar flip), a smart move is to work with your tax planner to turn the activity into a true business.  

The GC was told just two days ago by the senior city planner that due to how the lot was developed it would never be legally permitted for more than a SFR.

You should talk to the town planner and local code enforcement to see what exactly is required.  

Getting your real (net of inflation) returns to north of 4% like what the traditional financial planners tell you is the "safe" withdrawal rate does wonders for your expense multiple.  

I recently just started my own financial planning firm after working for other planners and advisors off and on for the past 10 years.

This past week I've met with multiple financial planners pushing to sell me whole life insurance.
