Here comes a newbie question:What is the strategy behind Grant Cardone buying the asset first and then Syndicating it afterwards?

I'm sure I sound like a broken record since I discuss this all the time in my other form posts, but in this market, if you want to acquire a cash-flowing asset, you must get creative with your strategy.

For this you have to define your strategy first before defining the filtering. - Learning Resources: learn by doing, go to meetups, you can read many books, though it will need to be up to you to decide.

I'd ideally like something that'd be an interest-only construction-to-perm type of loan for a small multifamily like mine, with the cap-rate helping reach the proper ARV %'s that most lenders need.

Agree the idea that one can live off of rental income long term is nice but not too common.to me passive income is a place holder to allow you to control the property while is goes up in value over time and once that happens then decide if its a keep or roll into something else.So to me  you either make transactional income in the RE bizz while you grow your passive portfolio or you keep your chosen career while you grow your passive portfolio.The idea that Hey I get to 10k a month and I am quitting and will live the rest of my life on this money to me is not a long term strategy that will play out.. 

But there are also smaller nimble groups that have a completely different strategy.
