We expected to be complete and have it on the market by early November, so we went ahead and spent about $15K on landscaping (the yard was huge, it was a mess and there was a pool).Turns out the weather turned early, we couldn't complete the exterior before it got cold/snowy, and the house didn't go on the market until the spring.

A good way to check if they are still in the property is by placing small aluminum 8x9 baking pans with water and dish soap on the floor, spread them through out the rooms.
