Signed purchase agreement knowing that they intended to double close with another investor who was liquidating their portfolio.

Hello,I signed the contract for a new construction townhome early this year, which I wanted to move in to.

I can't speak to any hard and fast rules about material errors (my tax business is deliberately and selectively very small), but I would absolutely agree that encountering a material error (especially one that should have been easily caught before you ever saw it) every year is too much.

I  have no experience in the field of real estate and have just been consuming every bit of info I can from BP (which has helped a lot.)I have been listening to podcasts, signing up for every webinar, analyzing deals daily using the calculators. and have recently purchased a few books from the site that I will begin soon. 

Business brokerage has more in common with commercial real estate sales where you need to get a commission agreement SIGNED before you send the referral or execute any type of contract. 

Anywhere you go for purchase they give you receipt but no one ask owner to sign and personally delivery to them.

I even called my city to find out the legalities of bandit signs. 

How will things go on the day of signing?

Up until now, the tenant has rented for almost 4 years and has always signed an annual lease with me.
