I think that specific location is more important than a zip code.

I have looked at them, but am having a hard time interpreting them.. they say that any individual who engages in lending that is secured my real property in a business sense (does so more more often than one isolated incident) would be considered someone who requires a mortgage banker license.

If you are providing a first position, secured loan to a non-family member investor, that is different.

Location is a big factor as well.

They have pre-purchased financing, and are conveying it, with added discounts given it's secured on there product and with assurances of such.
