First Time Buyer considering to buy STR property in Memphis

Found some recommendation from a friend about reedyandcompany.com real estate company selling some of their short term rental and wondering if it's worth considering the deal? What all to look for when evaluating the criteria? Also if there are any specific zip code or neighborhood in Memphis which are more preffered for short term rental than other zip codes? Any/all suggestion is welcome.

Check the regulations of the area since Memphis has some areas you'll need to avoid. Also, don't just assume because its already a STR, the neighborhood is fine. Many licenses can't be transferred to the new owner and some people secretly run STR in places they shouldn't.
