You need to be rewarded for the extra risk.By definition you are dealing with someone who can’t/won’t buy their own property to do this with.

I would suggest saving some money and using your own the first time around so you really feel the risk/reward before trying to use other people’s money, if that’s even possible.

I am not familiar with the acquisition of construction loans nor the refinancing rules, but I still think the risk outweighs the reward.  

But for the most part its rewards greatly outweigh the risks.
