STR Sub-lease Offer

Hello, I recently received an offer from someone who is willing to pay me a monthly rate higher than I am currently asking for in exchange to sublet my property as an STR. Does any have any experience with these short of messages? To me it feels a little to got to be true, so I wanted to get the BP communities feedback on how I should proceed.

Actual message received. 

"My offer would be to pay the owner a negotiable per month base rent which is more than the asking price, with the intention to sublet this property out on AIR BNB on a short-term basis. This not only guarantees the rent to the owner but also guarantees the upkeep of the property as it is both cleaned and checked over after every guest and anything broken is either fixed or replaced. If you are interested in my offer and wish to talk more please don't hesitate to contact me."
