Short Term Vacation Rental

Hi I have been looking to do a long term rental for some time now with very little luck in my area (Note: I only want to buy a place where I know). I am thinking about changing my strategy to look for a vacation home to buy as a rental but my fear is they seem very seasonal and cyclical. If there is a down turn in the overall economy not sure how consistent the income would be. Also, this would be a pure rental not a vacation house for me. Do people have advice for evaluating short term vacation rentals?

Hey Spencer- AirDNA is a great tool and if you want to stay away from seasonal properties, there is a way to filter for that within the software. I would suggest going that route. Best of luck!
