So maybe an RE agent or title rep can tell you who those people are in your counties that are selling the most properties on those kinds of deeds, bargain and sale deeds or PR deeds.Other way to find out who are the big players, go to court every day and pay attention to who is also there every day representing clients, they be your big players.

Then you would want to create an LLC in the often mentioned states such as Wyoming, Delaware or Nevada.If you are a small player and the above items aren't as important, you will likely be better off creating the LLC in the state where you are doing business in.Best of luck.

Are they taking a long shot, or would you be taking a long shot.I wonder if they have done this with others recently, who folded, but with push back, they would have modified their stance (internal documentation your lawyer might be able to get).Or is their strategy to fight fire with fire and burn the ship to the ground financially...on a 12 unit loan--that's kind of peanuts, are they doing this with larger loans too, or just trying to clear the deck of small players?
