Woodland Hills market trends indicate an increase of $10,000 (1%) in median home sales over the past year.

I have been learning about RE investing through podcasts and youtube videos and BP for the past year and a half and I'm finally ready to get things rolling.

Any advice or past experience appreciated 

Reasonable people will not expect you to hurt you or your family, but will appreciate whatever you can do for them, assuming they can see past their own pain.

Oncce the final court date was set, he wanted to talk, but we told him that he needed to pay for the past due rent sicne we owner the property.We did say we would not pursue anything further if he left the house in good condition and took all the trash, etc.   

They don't cut checks until the first, and I had to sign a form saying I would not evict him during this time frame, which is not a problem.Long story short, his rent, including past due and late fees,  is being paid for by the program. 

I've tried Craigslist in the past and there were just a ton of bad prospects to sift through. 

My Taxes have never been complicated in the past, but I much prefer a certified and knowledgeable tax expert to assist me in filing my taxes in California.   

I've also spent the past two years trying to learn everything I can about investment and commercial property.

However, what's to keep the defendant who lost in Small Claims Court, that screwed over John Smith / landlord for past due rent and trashed his property, from saying that $4,000 Judgment was simply a pissed off uncle over the sale of horse, etc.?
