Hi Sandra,The best way to defer capital gains is using the 1031 exchange and there are options for properties to exchange in to that might work for meeting your goals. 

Look on Craigslist for a local handyman or go to your local REI meetings and ask others who they use and recommend

There was a guest on the Podcast a year or two ago (flipper) who talked about meeting a manufacturing vendor at a remodel expo, and ended up buying an entire container of tubs from the guy direct from China.

While there is a physical asset and a real estate transaction, you are really buying a rate of return that you want to meet or exceed on a consistent basis.

I just returned from a trip to Huntington Station to meet with a group of my investors, beautiful place. 

I'm a rental property investor who just moved to Grand Rapids from California - so certainly not an expert about flipping, but I'd highly recommend attending local meet ups in GR to chat with folks who have been flipping recently and perhaps they have been finding deals. 

Most roofers are so busy they will not meet your August schedule.
