I know the systems FB has in place that I would have access to would be beneficial to my growth, but I don't know how I feel about paying back the loan since I know I can discover anything I need to know online if I just take the time.

A lot of people can't afford to buy a washer and dryer, but some folks have discovered they can make a pretty good living setting up a business and charging those same folks a few quarters to wash their dirty skivvies.I've said it many times, people tend to see and find exactly what they are looking for.

Since this one has been remodeled it's going to be harder to discover those issues.Ask them about anything you don't understand - after all you are paying them for a service.

My first step is going to be marketing---direct mail letters and postcards, some Kijiji ads, a website and maybe some tax sales (although I've discovered in Ontario they don't hold auctions, everything is put out to tender so it's a slow process).

Lead the buyer though a property and make them discover those wows on their own - from front property line to the back area of the garage

If there is no written lease then it should default to state laws on tenant LL rules.

I have recently discovered an absentee owner across the street from a rehab property I purchased in June (after talking with another neighbor).

Next steps are to practice what I've learned here on BP and direct market to them and get an appointment with someone motivated.I'm also going to my REIA meeting tomorrow and plan to network with a couple of investors in hopes to discover areas in my city that they buy in.So to answer your question, practice with an area near you and ask the "buyers" later when you have some road time logged with determining values in areas.Hope that helps.
