Things to Consider During Inspections

Tomorrow, I am going to a home inspection for a potential property that I may purchase. This will be my first inspection experience and I have a couple questions about the process. I am buy and hold investor with no building experience.

What aspects of the house should I focus on more than others?
How do you keep an inspector honest?
What questions do you ask the inspector throughout the inspection?
Any additional advice to keep in mind.

The original house was built in 1910. The house was completely renovated (central A/C, plumbing, electrical, heat pump, water heater, painting, etc.) earlier this year so I don't expect many issues. However, I want to ensure I don't miss something that could turn into a potential issue down the road.

In your position, I would assume that it had a shoddy, cosmetic rehab and use the inspection to prove myself wrong.

Sorry, but I have a pretty low opinion of most inspectors. I think J Scott is being generous saying most are average. Because you're inexperienced you should do an inspection. But, if possible, hire someone with a general contractors license in the city. They will know codes and local practices.

Because it was recently renovated, call the city and inquire about permits. Much of what you list requires permits.
