Hi all, I was reading some articles from Brendan Turner about buying right - how he looks to buy property at 70/80% of the valueIf you follow this rule, what are some rules of thumb you use to identify these opportunities? 

I was wondering if any experts may be willing to have a chat about the process I’ve developed and where I could improve or you may know of someone that I could contact to talk to about analysing multifamily markets?

The only logic of the Heloc I was thinking was that I'd still have access to it as it was paid down for future improvements or usage towards another property.

Is there an area within 1% rule in Houston?

I make sure I am fully aware of the market in that neighborhood I then look for reasons why market rates may not work and estimate the costs to improve the property to bring it to market-that repositioning opportunity is what I am after. 

However, that comes with a bunch of additional rules and regulations.

Any improvements you make need to have a comp available to compare it against. 

I would include rules of house etc. and you could change cost as he is done with school.  

With borrowed funds there are a lot of rules to follow here is how they can trip you up.
