The market tags the rents at $600-650 with other units sitting closer to 110k based on running some comps in that neighborhood.

Please let me know if what I have is incorrect.I know the gist of 45 day identification period and 180 day close, and 200% rule etc.. but when it comes down to the guts of actually doing a 1031 exchange I had a very hard time getting into the nuts and bolts of it. 

It is a bigger pool of property to choose from some of which has a lower price tag (which isn't always a good thing)

I think D4D is a great way to find a unique list of leads that literally no one else has (unless they're following you around and tagging the same properties). 

@Felipe Barreto if you are going to be on the forums you need to learn to tag people if you have questions or want to thank them.

Succeeding at younger versus older has nothing to do with generations - i.e. boomers, millenials, etc.I agree pretty much with everything @Steve Vaughan says above (why it won't tag you I have no idea). 

If they can't find good properties in the 45 day identification period they will cancel the exchange and look at an Op zone or Op fund.
