    @Felipe Barreto Very optimistic expenses. I use 8% vacancy, 5% repairs and 10% capex for rentals at $1000 per month or more. Your 4% vacancy is 1 month vacant out of 2 years(highly unlikely). 4% capex or $30 per month. Let's look at roof capex. You have a garage $2000 and house $6000 my estimates. $8000/25 year life span/12months in a year= $27 per month in one item. Need to budget for floors (from 5 to 10 year life span), appliances and hot water heater 12 year life span, hvac 20 year life span, etc. Most beginning investors underestimate long term expenses.
