Is it a full depth basement? 

The main issue that I have is that the tenant has 2 more years left on the lease and in order for me to fix all the mess in the basement I would have to remove tenant. all plumbing, electrical and structural is potentially dangerous.How do I manage repairs if tenant doesn't want to move?

If you were able to actually occupy and travel back and forth overseas and back to the US but keep it as your USA primary residence, maybe that would open up options as a second home/primary, etc. depending on the full situation.

I am looking for recommendations for a good person to consult with on RE business entity structure in the DFW area. 

Generally the policy will be written with limits as follows:Existing Structure:   limit is the depreciated value of the Building (also called Actual Cash Value)Renovations:            Limit is the total cost of the renovations being put in to the structureMost Insurance companies that write these policies will want to know if there are any Structural work planned.  

I feel like this potential deal structure is different from most which is why I'm seeking more advice/wisdom.
