How to structure this deal

I have a deal on the table but I’m not sure how to go about completing it. The owner has moved to another state to be near family in her later years. I plan to flip the house but to avoid all the fees and closing cost involved with buying the house she has agreed to allow me to rehab then sell and give her our agreed upon price within 90 days of our agreement. The rehab should take 30 days max probably less. How can this been completed to protect me and her in this deal?

Sale price-175,000

Rehab-20,000

ARV-250,000
