My skill level is limited to upgrading an existing space with new paint, fixtures, flooring, and lighting; this includes exterior painting, roof shingle upgrades, and deck building. 

I'd go clean it up if it was my fault but this tenant has been there over a year and suddenly there are bedbugs so she's the cause.  

So i closed on my home last week, i currently have a tenant who has occupied the first floor since April.

I had told the seller this information and they are really trying to get rid of this property.The property is not in terrible condition at all, it needs minor repairs and a good clean up.

Let me know if you have any suggestions for good cities to start investing, that are safe, clean and have reasonable property prices!

Ground floor is all debt and realtyshares is mostly equity.

Yep, if it's running and not cooling it probably needs to be cleaned.

I don't do any special Marketing in rarely offer discounts.I did do Craigslist posting once, but the folks who responded were looking to stay without paying the cleaning fee which is ridiculous.

I come across many homes and propertys that are going up for sale or just need a complete property clean up, and it's always been my passion/goal to follow a Career in the real estate industry.
