Those long deals (6 months or more) usually have some big issue with the property or business that can’t be resolved quickly and since you’re dealing with SBA you have only one choice—wait until the issue is resolved.

I’d like to connect with investors to show the potential of putting homes on land to flip instead of the traditional house flipping strategy.

Not so much the falling out, but the water issue is a concern.  

They hold up better over time and if there is any structural issues, it is easily seen within the brick.

There are several wings to it like LTR, STR, MTR for buy and hold, fix&flip, wholesaling, subto, creative financing and so on.
