I would like to work for an established wholesaler doing cold calling so I can learn the art of talking to people on the phone.

I am looking to establish a  relationship w/a mature and experience property manager or property  management agency based in the area.

@Jason Chamarro - I feel the best way is to establish relationships with commercial brokers. 

Any guidance on how to create momentum on establishing a REIA meeting or know where some are held in the Lehigh Valley Area?

In order to provide the lump sum of cash, I establish a LLC (I would also use this LLC also for my Airbnb rentals) and I take out a loan and/or 0% credit cards for the remaining balance.Plan 2: I talk to my financial officer who helped me purchase my current home, set up a mortgage loan through my financial officer and make the down payment of 15% (single family home) by using my Traditional and Roth IRA's. 

If you plan on renting it, you'll want some type of record of the monies you've invested into it for establishing your depreciation basis.If the "cash purchase" is an attempt to avoid taxes, that can come back and bite someone later so may as well keep everything on the table.
