Both need rehab as they are original, never been remodeled.There are existing tenants that are desperate to stay as they have been paying well below market rent for years.Any advise on getting them out?

I've run the numbers on my own and on BP's fix and flip calculator, and I'm more than happy with the return if repairs stay below $150,000. 

I said because we valued them as tenants, we were going to keep their rent well below the market and only increase it by $50 on the next renewal.
