I finally got a deal under contract but I need a little help. It's a duplex that was on the MLS sent to me by an agent. It's in the very tight rental market of Santa Rosa, CA. Two 2 bed / 2 bath units built in 1978. Both need rehab as they are original, never been remodeled.

There are existing tenants that are desperate to stay as they have been paying well below market rent for years.

Any advise on getting them out? The seller has told them they can stay but I need them out to do the rehab and raise the rents.
