It sounds like the house is in great shape, this may allow for better rents-I always try to get high rent off of a fresh rehab AND I'm happy to wait for great tenants and/or tenants that are likely to stay for a long time.

I understand that with the low rates its probably better to take the 30 year but I think having them all paid off when I am in my 40's will make me a happy guy.

@Brent Kiger I've been using rentigo for a while now and am really happy - @Cornelius Dudley is right - the tenants pay a service fee for using credit card or ACH and I'm assuming that's where they make their money from.
