I am looking at sourcing different rebate programs or other for apartment communities.We have owners from out of state that are seeing significant appliance rebates for toilets, energy star rates appliances etc. in CA and other states, but I am having a hard time sourcing similar programs in Minnesota for market rate communities.

Was the seller represented by a Real estate broker .. as we don't use attorneys in CA very often for these vanilla deals.If she let some wholesaler type person talk her into this then she is totally screwed.take no offense but non licensed wholesalers are very very dangerous for most folks to deal with as they don't know enough about real estate ( most being new) and or they are only out for themselves and could care less about the seller..

To lease out a residential units in California I usually see the real state agents use month to month rental agreement  (C.A.R. form revised 12/15).

The San Diego property because I got an owner financed loan only has three out of four units rented so it appears like it doesn't cash flow that great and of course its california  so the numbers are different.
