New Member from OC, California! - Anyone Finding Any Deals?

Hello!  I have been lurking for some time now and wanted to say just how much I appreciate this forum.  I have been a commercial real estate agent since 1999 in Newport Beach, CA and have handled over 1,000 transactions from selling a college campus to leasing small industrial units.  

For my own account, I would love to buy more multi tenant industrial buildings and am interested in residential duplexes, triplexes and SFRs, mainly for long term hold.  I have underwritten about 30 properties since joining and have decided to hold a bit longer and see if the market cools down a bit.

Is anyone finding any good deals in and around Orange County, CA?  If so, how are you finding them?
